Niving can be used as a primary residence, a vacation home, a guest house, studio, or income-producing secondary dwelling – like an Airbnb rental — or as an autonomous hotel unit.

You can use your house:

  • as your home in a dream location (think mountain-top, ocean-front, remote forest)
  • for dense neighborhoods (such as multi-family housing, an ADU, rental unit, guest home, a mother-in-law suite, or a studio office)
  • for global disaster areas (aid administration, temporary or military housing)

  2. Place reservation with a refundable deposit $1000.
  3. Our sales team will contact you for permitting, manufacturing and payment details.
  4. Once your home is complete, we will contact you with delivery details.
  5. Your home is delivered and installed on your property.
  6. You celebrate with your family and friends! Or, you start getting return by renting it out.

We will guide you through the permitting process, from start to finish. In some cases, you won’t need to do a thing. The length of permitting depends on local regulations and can take anywhere from 2 weeks to a few months.

Generally speaking, yes, except for certain locations that restrict by local regulations.

You can control your house remotely. From your phone or computer, you’ll be able to grant entry for your guests, solve maintenance issues, and more!

Every Niving model contains state-of-the-art security features: galvanized steel frame, composite walls, double-pane tempered windows, double-paned doors with advanced locking mechanisms and fingerprint. 

All the below additional costs are not included in the purchase price of your Niving model, but may be included in your mortgage depending on your lender.

  • Shipping: Once your Niving model is completed, it will be shipped from San Jose at a rough budget $3 – $10/mile. 
  • Permitting/Inspection: As mentioned in Our Process, there will be costs associated with getting your Niving permitted. These permit application, inspection, and approval costs will differ, depending on your local jurisdiction.
  • Foundation: There will be costs associated with the preparation of the foundation for the placement of the home.
  • Placement/Installation: There will be costs associated with the placement of your Niving onto the foundation by crane and installation and joining of the two modules.
  • Utilities Connection: There will be costs associated for the extension and connection of the utilities to the site – electric, water, sewer – to be performed by a local qualified contractor, and inspected by the local permitting authority.

Yes! Niving will be connecting customers with our financing partners. Many loan options will be available. Before we finalize your order our financing partners will reach out to you to discuss loan options. It’s likely you can finance your Niving model with a traditional 30 year mortgage.
